I will provide you with an accurate and current Comparative Market Analysis, to help you determine the most effective listing price for your property. A CMA gives an estimated sale price for a property given current market conditions.

Multiple Listing Service
I will submit your property to the Multiple Listing Service to ensure you reach a large number of prospective buyers and dramatically increase the exposure of your property.

Marketing Tools
Wine Country Properties will place a for sale sign on your property, fitted with a brochure box, to expose the property to the immediate neighborhood where sales often originate. A lockbox will be installed enabling agents to show your home.

Broker Tour and Open House
A broker tour will be held to encourage maximum exposure of your home to real estate professionals. We will also hold weekend open houses whenever it's convenient for you to allow the general public to view your home and generate buyer interest.

I will take digital photos of your home and the surrounding property. These pictures will be computer enhanced using photo imaging software for use with the internet, virtual tours, e-mail and with desktop publishing to create a variety of professional marketing materials for your home.

Color Printable Web Brochure and Flyer
We will create a custom brochure with multiple color photos to emphasize all of the best amenities of your home. The idea is to make the best possible impression. We will also create a custom, printable from the web, property flyer.

Advertizing
Wine Country Properties will mail postcards to your neighbors informing them your home is for sale. We will utilize all available advertising resources including newspapers, real estate magazines and mailers.

Seek Qualified Buyers

Protect Your Interests

Negotiations
I will represent you in negotiations with prospective buyers to reach an agreement that is acceptable to you. I will review all purchase offers with you and explain your available choices to accept, reject or counter-offer each offer. I will secure financial qualifying information on all buyers before accepting any purchase offers with the goal of making sure buyers are pre-qualified through a reputable lender.

Transactions
I will be in constant contact with all parties involved to see that requirements of the purchase agreement are satisfied, including the removal of all contingencies and conditions. I will monitor the progress each step of the transaction and keep you informed. I will follow up on any remaining details after the close of sale and provide you with relocation services or any additional services you may need.
